The moisture readings

ASTM F2170 requires 3 tests for the first 1,000 sq ft plus 1 per 1,000 after that. The app calculates the count from the room area and refuses to lock until you meet it.

Lock & seal

At lock time, every field + every photo + every signature is canonicalized, hashed, and sealed with an HMAC. The hash is submitted to OpenTimestamps for Bitcoin anchoring. The record becomes immutable — nobody, including us, can rewrite what happened.

What an inspector finds

Authorized tenant and property-owner accounts get a read-only view of the sealed record. A QR sticker identifies the record but does not bypass sign-in or grant access.
